Research, Inc. performs a large volume of appraisals of retail
properties each year for assessment, financing, estate and other
purposes. Urban has experience in the appraisal of all types of
retail property – from a small single-tenant store to the largest
multi-t3enant mixed-use property. Some examples of these
assignments of single-tenant buildings are structures housing
restaurants, banks, automobile service centers and other retail
establishments.
We’re diverse.
At the other end of the spectrum are not only the neighborhood,
community, power and regional shopping centers we appraise but also the
mixed-use commercial structure such as Water Tower Place on Michigan
Avenue in Chicago.

area and across the nation. Due o the large volume of work we

- A 56 story, new office building with 1,300,000 square feet
in Denver, Colorado including a parking garage with 1,300 spaces for
internal purposes.
- A 135,000 square foot shopping center on the south side of
Chicago for refinancing for Water Tower Bank.
- Five properties is Springfield, Illinois, for the State of
Illinois Department of Central Management Services. These
properties included one office building under construction, one office
building recently completed, two renovated office buildings, and the
Department of Corrections training complex.
- A 38,500 sq. ft. office building located in Framingham,
Massachusetts for foreclosure purposes at the request of First Capital
Life Insurance.
- A 45,100 sq. ft. renovated historic office/retail complex
located in Worcester, Massachusetts for foreclosure purposes at the
request of First Capital Life Insurance.
- A 8,000 sq. ft. to-be-built office building located on 6800
Centennial Drive in Tinley Park, Illinois for financing purposes at the
request of Rubloff Development Group, Inc.
- 1645 W. Jackson - 300 South Ashland - Teamster City -
Chicago, IL We were asked to determine the fair market rental for
space in these two buildings (about 200,000 square feet of building
area) so that the vacant space in the property could be marketed to
third parties.
- A Chicago office building containing 6,500 square feet of
building area and 2,800 square feet of land area for the purchasing
purposes.
- A 75,000 square foot office building situated on 75,000
square feet of land for sale purpose.
- A commercial building in Chicago containing 346,574 square
feet of building area and 135,919 square feet of land (subject to
air-rights) for purchasing.
